How is the market? Hot! Hot! Hot! Yep, you heard me. Saint Clair Shores and all of Macomb County is still a sellers market. With a lack of inventory which is helping home prices increase it is not uncommon for sellers to get their asking price or sometimes more with a bidding war. There are not a lot of homes on the market so when a new one comes out and if it's nice and priced right, it will sell quickly. For the past few months I've been working with a number of buyers through out Macomb County that were just waiting for the right house to come on the market so they could jump on it!

Average Days on the Market - 28 Average Days on the Market - 54
Median Days on the Market - 16 Median Days on the Market - 23
There were 82 closings for the month of September in the Shores. 21 of those were REO's and 5 were short sales. 3 of the 82 closings were canal front 1 with lake views!
Looking back at the last 6 months the current absorption rate shows a 1 1/2 months supply of homes on the market = SELLERS MARKET
