St. Clair Shores Real Estate Market Report ~ December 2012



Even with the holiday season there were 67 closings of single family homes in St. Clair Shores for the month of December. That's up from only 53 closings the same time last year! Of course that's down from 76 closings last month, but pretty good considering they were among the holiday season.

  • 67 single family homes closed
  • High Sales Price - $529,000
  • Low Sales Price - $20,510
  • Average Sales Price - $88,760
  • Median Sales Price - $70,000
  • Average Days on Market - 70
  • Median Days on Market - 27
          Of the 67 closings in St. Clair Shores in December 2012 -
  • 3 were Lakefront
  • 16 were Bank Owned Foreclosures
  • 12 were Short Sales
 Current Absorbtion Rate - just slightly over 2 months supply of homes = SELLERS MARKET
