St. Clair Shores Real Estate Market Report ~ January 2012

 

The start of 2012 had 63 closings for single family homes in St. Clair Shores, which looking back is about average. According to stats from MiRealSource multiple listing service there were 66 closings in January the previous year.

 

There seems to be a lot of activity in the real estate market lately. I don't know if it's due to the unusually warm weather or not, but it sure has been an added benefit for buyers. Nothing like searching for homes on a sunny day with mild temps during the winter months.

 

Inventory remains to be somewhat low, especially if you are looking for a private owned home. (not a bank owned or short sale) The current absorption rate for single family homes in the Shores is still at approximately a 3 month supply.

     St. Clair Shores Home Sales

The average sale price for January 2012 was $68,883 and the average List Price was $71,603.

Here's a break down of the 63 homes that closed in various price ranges to give you an idea.

Of the 63 homes that closed: 

  • 27 were Bank Owned Foreclosures (this includes Hud Homes)
  • 12 were Short Sales  
  • 1 was Canal Front with Lake views
