St. Clair Shores Real Estate Market Report ~ December, 2011

The month of December, 2011 finished off with 53 closings!

Looking back at the whole year there were 867 single family homes that closed in St. Clair Shores in 2011. I went ahead and figured out the absorbtion rate for the past 12 months and there is currently a 2.75 months supply of homes on the market in St. Clair Shores. This current absorbtion rate shows that the market is becoming more of a balanced market.

The average sale price for November was $59,860 and the average List Price was $64,679.

Here's a break down of the 53 homes that closed in various price ranges to give you an idea.

So You'r Selling Your Home - Now What? Advice from a Morris County Stager

You’ve decided to sell, your home is now a commodity and must be looked at like one. You want the highest dollar amount on your biggest single investment. Here are some advice and tips from a Morris County Stager to help you with the process.

The # 1 thing when selling is to listen to your Realtor when they tell you what your home is worth. The biggest mistake you can make is setting the price too high. Your property will sit on the market, become stale and you’ll start receiving low-ball offers, if any at all!

Address any and all issues before you put your home on the market – they are going to turn up in the home inspection anyway. Fix that running toilette, leaky sink, torn screen, old doorbell and dated, rundown mailbox.  

Clean every square inch of your home – you’re going to have to do this when you move, so why not do it now so buyers see a clean, well maintained, fresh smelling home. Nothing sends buyers away quicker than a dirty, smelly home! And, it’s free!

Look at your home through a buyer’s eyes as if you were buying your home (photos can help – you’ll see things you never noticed like chipped paint, clutter, dirty carpet and walls along with other flaws you’re so used to looking you don’t see any more.  

Don’t neglect closets and storage spaces. Buyers do look inside your cabinets and closets to see if their stuff will fit. Organize and store what you don’t need and open up these spaces to show how much room they have.

Walk through your home making sure there is plenty of space to move freely about within rooms, and throughout the home. Think about storing big furniture you don’t absolutely need to  open up the room so buyers can see the space and its architectural features.  

Pack up all valuables, collections and family photos – we want potential buyers to connect with your home and see themselves living in it, not you.

Research home stagers in the area and call for a consultation – they are the experts on preparing homes to sell. A good home stager will re-purpose what you already have, give the most important jobs to tackle for the biggest bang for your buck.

St. Clair Shores Real Estate Market Report ~ November, 2011

 

For the month of November, St. Clair Shores had 67 closings up from 56 in October but down from August and September which is to be expected for this time of year. As of today, December 14th, 2011 there are currently 204 single family homes on the market in St. Clair Shores.

A plus for sellers that have their home on the market this holiday season 1) inventory is down = less competition and 2) typically buyers shopping for homes during the holiday season are usually serious buyers, not tire kickers.

The average sale price for November was $73,455 and the average List Price was $77,439.

St. Clair Shores Condo Market Report for October & November 2011

Here's a look at the condos sold from October 1st through November 30, 2011.

There were 17 closings:

  • The average price was $51,597
  • The average sale price was $46,220
  • The average days on the market for the closed units was 81
  • The lowest sale was an $11,000 1 bedroom apartment style unit
  • The highest sale was $237,200 in a waterfront community

 

There are currently 55 condo's on the market in St. Clair Shores as of 12/14/11 and to date there are 25 sales pending.   While St. Clair Shores is not known for having a huge condo community, there are actually more than you think and pretty much something for everyone ranging from apartment style units to golf course condos to units with lake views and amenities.
